Hi Michael,

能否请教,在买卖房子,比如condo的过程中,作为买家一般需要在哪些方面予以特别的关注和小心。我看了你的很多耐心回复,感觉在买卖过程中有不少陷阱,可能一不小心就会有麻烦,非常感谢。

你先找banker 拿一个in-principle approval,
看可以贷多少钱.

太多东西需要注意.
一时之间我也写不完.
房子是卖空,还是带租约?
租约还剩多久?
租多少钱?
是真正的屋主来卖房子或是其他人?
银行的估价可以支持成交价吗?
房子有漏水,违法建吗[unauthorise-renovation/alternation)
卖主的成交价足够来还银行贷款吗?
有需要得到第三方的批准吗?
如银行,破产法令执行人,{OA},遗产执行人 等等

有时候卖卖房子过程顺利,
[很多人觉得是理所当然,也不认为自已会是那个倒楣者]
很多人会觉得仲介费太高,
仲介很好赚,
只有当自已在行例中,
才知道其中的苦与乐.

苦-带了一个客户跑了几十户,
结果客户跑去买了一个他不要地段,楼层,
还要被埋怨,说我们不专业,
假如可以带去看一户就成交,你以为仲介不要吗?

乐-看到客户以合理的价钱,买到心头好,自已也会开心.

我一直认为[也跟我的仲介说],
只要我们[仲介]照顾客户,
客户一定会照顾回我们.

the citi-banker who have work with me already resign and work with other bank.
and the package i mention year ago , don't still available or not.
if u are only doing calculation, any bank will do, even my agent should be able to tell u if u are comfortable to tell us the detail.
we are train in all this.
i have some one in mind and have already pass yr detail to her , i believe u will like her service.
