请教，关于永久地契房产的几个疑问

<p>关于买condo，我有些问题是关于99年地契和永久地契的问题。</p><p>所谓condo的永久地契，到底是指什么？买了以后，我到底对那些东西具有永久产权，是地皮还是指房产？</p><p>因为大家都知道建筑物都有一定的使用寿命，并不是永久的。那么，几十年或更长的时间后，永久地契上的房产会怎么样？</p><p>我对永久地契的房产拥有绝对的处置权吗？会出现象其它的地产那样由全体住户投票决定enbloc的情况吗？</p><p>我这些问题，说简单一些，就是值不值得去多花些钱买永久地契的房产。</p><p>请了解的大侠指点一下，谢谢了先。</p>

<p>singapore property market is unique from the rest of the country.</p><p>freehold- suppose belong to u forever , but still have such thing call enblock, all this is because the gov. don't want to have a building which stand more than 50 year and no body take care, and it will look very ugly. so u can see all the town centre(orchard , rivery valley)&nbsp;those old pte building the gov. will give high plot ratio ,&nbsp; so it make more sense for the developer to buy over and rebuilding to higher (example from 4 storey to 25 storey) and thus increase the value of the property.</p><p>it some thing like estate-renewal, but gov need not to pay a single cents , all the developer will do the job.</p><p>clever move from the government.</p>
